Related Midwest unveils turnkey full-floor penthouse condominium at One Bennett Park in downtown Chicago

Meticulously crafted by Soucie Horner Design Collective, the 7,940-square-foot residence is the only finished new-construction penthouse of its kind in the city, with delivery in August 2026.

Related Midwest today announced it is offering a turnkey full-floor penthouse at One Bennett Park, the developer’s 70-story residential tower located at 451 E. Grand Ave. in Chicago’s Streeterville neighborhood and the city’s only high-rise designed by the renowned Robert A.M. Stern Architects (RAMSA).

Listed by Jameson Sotheby’s International Realty and priced at $12.25 million, Penthouse 64 measures 7,940 square feet and boasts panoramic views of Lake Michigan and the Chicago skyline from two private terraces and oversized framed windows on all exposures. Direct in-home elevator access and soaring 12-foot-6-inch ceilings complete an offering that sets a new standard for penthouse living in Chicago. Penthouse 64 sits within an intimate collection of 69 condominium units occupying the upper floors of the building. That boutique exclusivity is paired with amenities of a scale typically reserved for buildings many times its size, made possible by One Bennett Park's unique structure as a full-service tower.

“One Bennett Park has earned its place as Chicago’s premier residential building, and Penthouse 64 represents everything it was designed to be — a crown jewel atop a timeless addition to the skyline,” said Curt Bailey, President of Related Midwest. “The success of One Bennett Park is a testament to our incredible team at Related Midwest, which is as passionate about the building today as when it first opened. In collaboration with Soucie Horner, we have taken the time to consider every detail of Penthouse 64, and we’re proud to finally be lifting the curtain on a residence unlike any other in downtown Chicago.”

Soucie Horner brings 25 years of experience crafting gracious, timeless interiors to Penthouse 64’s bespoke design. Vaulted barrel ceilings are complemented by custom-designed Italian cabinetry and built-in millwork crafted by 210 Design House, natural stone countertops, a curated collection of Kallista faucets, premium fixtures and finishes, and rift and quartered white oak hardwood plank flooring throughout.

The residence offers five bedrooms, five full baths and two powder rooms across a scaled floor plan that includes a combined living and dining room with a fireplace and access to the south terrace, a family room opening to the north terrace and a library. Baths throughout feature natural stone countertops, flooring and tile, Kallista fixtures, Kohler standalone soaking tubs, glass-enclosed showers and radiant floor heating. The primary suite is appointed with dual en-suite baths, a dressing room and walk-in closets, while the kitchen, anchored by dual islands with waterfall-edge stone countertops and fully paneled appliances from Wolf, Sub-Zero and Miele, is served by an adjacent butler’s pantry with wine storage, a warming drawer, ice maker and dishwasher.

“One Bennett Park was designed with eight corner exposures per floor, and Penthouse 64 takes full advantage of that — every room has its own relationship to the light and the view, and two private terraces extend that connection outdoors, offering a scale of open-air living that is rare at this level,” said Ann Thompson, Executive Vice President of Architecture and Design at Related Midwest. “Our goal was to create a home that honors the architectural integrity of the building while expressing a warmth and livability that feels deeply considered. The soaring ceilings, beautiful millwork and thoughtful floor plan work in harmony to achieve a sense of grandeur that is genuinely residential.”

“A full-floor residence in a RAMSA building is the ultimate canvas — not just for design, but for how someone wants to live,” said Shea Soucie, Principal at Soucie Horner Design Collective. “With Penthouse 64, we approached it as a complete experience, where architecture, light, materials and flow come together in a way that feels effortless and intentional. The modern luxury buyer isn’t looking to take on a project — they’re looking for a home that already understands them. Our role was to deliver that level of thought and execution so that from the moment you arrive, it feels considered, cohesive and entirely your own.”

Penthouse and condominium owners enjoy access to a suite of amenities on the tower’s 41st floor, including an entertainment lounge with fireplace and adjacent terrace overlooking Lake Michigan; billiards room with custom-made table from French manufacturer Billiards Toulet; private dining room and catering kitchen; and cordial lounge outfitted with lush cowhide wall coverings, a freestanding bar with plush seating and oak-paneled lockers for private storage of spirits.

The residential experience at One Bennett Park is further enhanced by the building’s extensive amenities, many of which are located on the third and fourth floors and include a 7,000-square-foot fitness and wellness facility with functional performance and training studios, a 60-foot indoor pool and state-of-the-art equipment. Other amenities include a reservable spa suite with massage therapy room, salon for hair and nail services, Pilates studio, children’s play suite with prep kitchen, lounge area with fireplace and entertainment suite with direct access to the 10,000-square-foot recreation deck. The landscaped deck, overlooking the tower’s namesake park, features a limestone loggia with outdoor kitchens by Sub-Zero and Wolf, fire pit lounges and a pool.

A covered limestone motor court, accessible from Grand Avenue and reserved for owners, offers valet garage parking. Penthouse 64 includes two deeded garage parking spaces, with the option for a third space. The two-story condominium lobby showcases museum-quality art, including a suspended floating sculpture by internationally recognized Tomás Saraceno and a vibrant tapestry created by L.A.-based artist Pae White.

The adjacent Bennett Park offers a lush 2-acre green space created by Michael Van Valkenburg Associates that includes a children’s playground, two dog runs, a central lawn bowl, quiet shade grove and meandering pathways.

The Streeterville location further elevates the offering, providing residents with direct access to the Lakefront Trail, Ogden Plaza and Lake Michigan, alongside the dining, shopping and cultural amenities that have long made it one of the city’s most desirable and walkable neighborhoods.

One Bennett Park’s on-site team includes a 24-hour staff with concierge, doormen, on-site porters, property managers and building engineers.

“The Chicago ultra-luxury market has never lacked exceptional residences, but a turnkey full-floor penthouse in a building of this caliber is something we have not seen before,” said Tim Salm, Senior Vice President at Jameson Sotheby’s International Realty. “The combination of building, scale, design and immediacy is unique, and we expect it to resonate with buyers both locally and outside the Chicago market.”

“The market has evolved, and buyer expectations have evolved with it,” said Brad Brondyke, Vice President of Development Sales at Jameson Sotheby’s International Realty. “There is a growing demand for fully realized residences that eliminate the time and complexity of finishing out a raw space. Penthouse 64 is a direct response to that demand, executed at an exceptional level.”

The penthouse is exclusively represented by Brondyke and Salm. For more information, call (773) 512-5035 or visit JamesonSIR.com.
