Stephen Ross and Related announce plan for world-class redevelopment of Miami Beach's Deauville site

Ross—a Miami Beach native—plans to create iconic hotel and residences project in his childhood neighborhood designed by world-renowned architect Frank Gehry.

Stephen Ross, chairman and founder of Related Companies, announced today the purchase of the former Deauville Hotel site in Miami Beach’s North Miami Beach. The decaying Deauville is currently undergoing demolition, and Ross plans to develop a world-class, six-star hotel and luxury residences on the site. The project will be designed by legendary architect Frank Gehry and essential to Ross’ development plan is paying homage to the Deauville’s place in Miami Beach’s history. The redevelopment of the site will be a centerpiece of the revitalization of North Beach.

Ross’s commitments and connections to Miami Beach run deep. Ross grew up in Miami Beach, and graduated from Miami Beach Senior High School. In addition to his ownership of the Dolphins, Ross is the chairman and owner of the Miami Open tennis tournament and F1 Miami Grand Prix. Ross personally funded without any public money the $730 million transformation of Hard Rock Stadium that created an unparalleled entertainment complex. Hard Rock Stadium is now an economic engine of the entire region and the country’s preeminent sports venue that has hosted the world’s largest events from the Super Bowl to the College Football Playoff, international soccer and Formula 1.

“As a native of Miami Beach, this project is personal to me," said Stephen Ross. "I know what this site means to the people of Miami Beach, and I know the potential to create a truly special development that honors the history of the Deauville while creating an iconic place for generations to come. I’m proud to have my friend Frank Gehry join me in this mission to deliver a truly transformational project. I look forward to working with Mayor Gelber and the city commission in the months and years ahead.”

“This site presents an unmatched opportunity to create a landmark for the next generation,” said Frank Gehry. "It is an honor to work with Steve Ross and his team, and partner with the Miami Beach community."

Ross has also focused his philanthropic work in the Miami community. Under his stewardship, the Dolphins have raised more than $45.5 million for local cancer research through the Dolphins Cancer Challenge. In June 2020, Ross and the Miami Dolphins Foundation announced a year-long Food Relief Program with a $3 million investment and an additional $1 million from the Lennar Foundation. The initiative provided 1,000 meals each day from Centerplate and minority owned restaurants to local churches, community groups and those in need during the pandemic.

Ross is widely known as the most successful private developer in the United States. His projects include New York City’s Hudson Yards, the largest private development in U.S. history; the Deutsche Bank Center, formerly known as the Time Warner Center in the heart of Manhattan’s Columbus Circle; the Square in West Palm Beach; the Gehry-designed Grand LA; and countless other developments across the country.
