Hunters Point South

In 2005, Mayor Bloomberg laid out a vision for a new neighborhood in fast-growing Long Island City, Queens. This new neighborhood will eventually house New Yorkers who cannot afford New York’s high market rate rentals, and who are not being served by existing low income housing programs. There, middle and moderate income residents – including teachers, police officers, firefighters, nurses, and others – will now have the opportunity to live in first-class housing built by a joint venture of three of New York’s premier real estate companies – Related, Phipps Houses and Monadnock Construction. After a challenging RFP process, Related, Phipps and Monadnock were designated by the City of New York to develop the first phase of Hunter’s Point South in February 2011. This first phase of Hunter’s Point South that this JV is building comprises two buildings, one with 37 stories and 619 units and another with 32 stories and 306, for a total of 925 apartments on the waterfront in Long Island City next to 11 acres of new waterfront parks. All 925 apartments are permanently affordable to various household incomes from low to moderate to middle income. Designed by SHoP Architects and Ismael Leyva Architects, the first phase of Hunter’s Point South will feature a comprehensive amenity package such as fitness centers, outdoor terraces, children’s play rooms, a dog amenity, bike rooms, tech centers, and a community garden. In 2016 Related received LEED Gold certification for Hunter’s Point South Commons and LEED Silver for Crossing. Construction began in February 2013.
